Where is the best place to invest overseas?

I thought I'd start a thread about investing outside of the UK. I think there are great deals to be had in the UK but am also considering investing overseas as well. It''s hard enough getting all the info you need for a UK investment but getting the info for an overseas investment seems even harder - whether the problem is a different language, set of rules or currencies.

I have heard that Germany is a good option at the moment. The market is now stable and there is a good yield (8 - 10%) and the mindset is for renting. I have also heard that Rochester, USA is also a good place to invest with higher yields but further away.

Then there are the seemingly exciting investments in Dubai (tax free) and other exotic destinations.

I would be interested to hear what other investors experiences are and how they view those investments in terms of ease of management, yield and capital growth.

I am personally only investing in Cyprus at the moment and have 3 properties out there. With Cyprus now being in the EU, and the Euro now, it is receiving substantial amounts on money which is being pumped into certain areas of Cyprus - Larnaca.

As ever with property investment, the answer is likely to be specific to the individual. Why are you buying overseas? Often there is a more personal interest than there would be for BTL in the UK. i.e you might want to go there and use it yourself.

The market is essentially split between holiday property and residential, emerging and established, own use or pure investment.

We, Infinitus PG, specialise in sourcing emerging market opportunities, essentially for the investor market. Sometimes we're looking at whole countries, but normally a specific area with a very strong story attached.

For example we have apartments in Cape Verde, one of the most talked about emerging tourist destinations. Prices are still attractive because we're still at the beginning of the development cycle. Excellent investment.

Ignore the French leaseback system at your peril. For a totally hands off very well geared opportunity , it can produce amazing returns over the leaseback period. It's entirely managed on your behalf and you normally get some personal use in the deal. We currently have an opportunity inthe French Pyrenees which requires only 5% investment.

Fraser and others,

I would start by asking what it means to invest? Some use a different style when outside the UK. They focus more on holiday homes or destinations that they want to visit rather than where they will find a good investment.

Taxes. People think Dubai has no taxes. Maybe Dubai does. That still does not mean that the operating profits and capital gains are free of UK taxes.

Yield? Gross or net. Gross completely misses the point of expenses. In the UK council taxes are generally paid by the tenant while in the US they would be paid by the landlord. The gross calculation would look better in the US even through the net yield might be similar.

Financing. It can be easier in some countries to build a large portfolio as the financing options are more varied. Seller financing is even an option in some locations.

Distance does not really matter. The reality is you will not be able to manage the property directly so just assume you need professionals to handle the details. How well you can manage the professionals is key. Language skills and the laws make a big difference. If you think being close is important stay within the UK and maybe even stay close to your home city. Once you invest beyond a certain distance it really matters little if it is 2 hours of 10 hours. Time zones can still mess up phone calls but otherwise it comes down to how well you deal with issues by email and other online means.

Hi John,

My view on what makes a good investment is based on the net return and what the potential for future growth is. I agree that it is a bit irrelevant where the properties are as they will be managed by local agents. The ideal is nearby but that often doesn't present the best opportunities.

I have been asked by a number of clients to create a property consortium which they can invest in but have to do nothing apart from invest. I am going to start the consortium with some high yield but low growth investments to get the fund cash-flow positive (i.e. German flats and Rochester houses). I will then have a look at some capital growth projects to add to the consortium. At present I know where I will find the good yield properties but am unsure of where to go for growth. I would have put Northern English terraces into the consortium but in the short term they will not work.

What do you think? Have you had any experience with consortiums?

Consortiums, syndicates and other pooling of investor funds where they do little more than put up the capital is very sensitive. In many ways you are cross the line and being an investment advisor if you are the active manager and they are the passive investors. You may need to register with the FSA and complete other reviews to make sure you are fit and proper. You will also have to screen out a lot of investors who are not judged to be suitable to such a scheme as they do not know enough to evaluate what they are getting into.

If that does not put you off a bit then expect you can run such a consortium. The legal fees to start can be high. Depending on what you do and say early conversations with investors can taint the water so you will not be able to allow them in because you spoke to them too early. Just be careful.

Thanks for your view on the consortium/syndicate. I think I can put a compelling syndicate together and several clients have expressed an interest in investing in one if I do put it together. However I would only want to put one together if it was set up properly. I'll take you up on that offer of a chat and will ring you next week.
